About This Course
After the Lease follows a Freehold file once the agreement is signed and the site or pipeline is built. You will time the review of annual rental, run the rental cycle so no payment is missed, build a rental review package with a compensation review report, and close the review with the right letter. You will then settle pipeline damages after the first growing season, working the crop, hay and pasture formulas and taking a release sworn by the land agent, and finish with the payment documents.
It is for practising Alberta land agents who handle existing surface leases and rights-of-way, and the surface land administrators who run rental payments and keep the files. It is designed as continuing-competence learning for Alberta land agents, at an intermediate level rather than entry-level training.
What you will learn
- Work out from a lease's effective date when the operator's review notice falls due and when a reviewed rate takes effect under the Surface Rights Act
- Run a rental cycle so no payment is missed, and explain why a file missing from the run puts the lease in breach
- Prepare a rental review: confirm the site, review the survey plan, scout the lease and complete the compensation review report
- Close a review with an offer to amend, a no-increase letter or a letter that cites a published tribunal decision
- Settle pipeline damages: time the field review, check the file for settled damages and occupants, work the formulas and complete the sworn release
- Pay the right people with a direction of payment, a payment acknowledgment and the cheque return letter
